MONTHLY RENT FOR THE LANDLORD:

  • Monthly rent for the landlord: PLN 1,700 payable every month.

ADDITIONAL FEES:

  • Administrative fee: payable to the housing cooperative administration – PLN 642.92/month, including advance payments for water, garbage collection and heating,
  • Renovation fund: payable to the housing cooperative administration – PLN 118.24/month,
  • One-time security deposit: payable to the landlord – PLN 2,000 upon signing the lease agreement.

THE ADMINISTRATIVE FEE INCLUDES:

  • cleaning of common areas,
  • electricity and lighting in common areas (basements and staircases),
  • intercom maintenance, minor repairs and technical inspections,
  • maintenance of green areas,
  • advance payment for central heating – settled seasonally according to heat meters (municipal heating system PEC Gryfino),
  • advance payment for cold and hot water plus sewage disposal – based on estimated usage (later adjusted according to meter readings),
  • garbage collection fee – municipal fee included in the rent (depending on number of residents),
  • housing cooperative management costs – administration, accounting, building insurance and banking fees.

THE RENOVATION FUND INCLUDES:

  • permanent contribution for renovation of common building areas.

ADDITIONAL FEES INDIVIDUALLY PAID BY THE TENANT:

  • electricity – according to ENEA invoices and meter readings,
  • gas – according to meter readings (gas stove only),
  • internet/TV – if the tenant signs a contract with a selected provider.

RENTAL CONDITIONS:

  • Signing an occasional lease agreement with the apartment owner (the apartment owner is a company issuing monthly invoices marked “VAT exempt” for the gross amount of PLN 1,700 in accordance with Article 43(1)(36) of the Polish VAT Act). The offer is preferred for private individuals (residential occasional lease agreement).
  • Providing a notarized declaration of voluntary submission to enforcement pursuant to Article 777 §1 point 4 of the Polish Code of Civil Procedure before signing the lease agreement, in which each tenant listed in the lease agreement declares obligation to vacate and hand over the apartment to the Landlord after termination of the lease agreement regardless of the reason, and declares relocation to another residential property.
  • Providing a declaration from the owner of the replacement property indicated in the notarial declaration, confirming consent for the tenant to reside there in case of termination of the occasional lease agreement, with notarized signature (also before signing the lease agreement).

IMPORTANT:

  • Direct offer – rental directly from the property owner (ILS POLAND GROUP Sp. z o.o.), without additional agency fees for the tenant, provided that an occasional lease agreement is signed for a minimum period of 12 months.
  • It is also possible to rent the apartment for employee accommodation purposes – however in such case 23% VAT will be added to the monthly rent of PLN 1,700, in accordance with applicable regulations (rental not exempt from VAT).
